How it works
Four stages, and nothing that arrives unannounced.
A renovation means handing your house to a company for weeks or months. Here is exactly how one runs with us, from the first walk round to the day you get it back — including the bits that are not in the price, which is usually the more useful half of the conversation.

A walk round, and a proper look
We come to the house, look at what you've got and listen to what you want out of it. On a renovation that usually means talking through two or three ways of getting there — because the first idea and the affordable idea aren't always the same one, and it's better to find that out on day one than on week six.
What you get at this stage
A visit, a conversation in the actual rooms, and two or three honest routes to what you want — including the cheaper one, if there is one.

A written, itemised quotation
You get the scope in writing, priced and broken down, so you can see what each part of the job costs and decide what stays in. Anything that comes up later and changes the scope is re-quoted in writing before it's done — no work appears on the final invoice that you haven't already seen a price for.
What you get at this stage
A written, itemised quotation you can take things out of, plus a clear statement of what is NOT in it. No charge, and no pressure to proceed.

One team, one sequence
Structure, first fix, plaster, second fix, decoration, finishes: the trades are ours, so the programme is ours to keep. You get one number to ring for all of it, and one person who knows what happened on site yesterday and what's happening tomorrow.
What you get at this stage
One point of contact who knows the programme, trades who are all the same company, and work that follows the sequence rather than the diaries.

Snagged, cleaned and handed back
We walk the job with you at the end, write down anything that isn't right, and put it right. Then the house gets cleared, cleaned and handed back — because the last hour of a renovation is the one everybody remembers.
What you get at this stage
A snagging walk-round with the list written down, everything on it put right, and the house cleared and cleaned before the keys come back.
The more useful half
What is never in a builder's price
Most renovation disputes start with something the homeowner assumed was included. So, plainly:
- Structural calculations. Beams are sized by an engineer, not by us — we build to the calculation.
- Planning permission and building control fees, which are payable to the council, not to a builder.
- Anything discovered behind the plaster. It is re-quoted in writing before it is done, never absorbed silently into the final invoice.
